  3. Switch to Rate Comparison to test two rates side by side, or open the amortization schedule and save it as a PDF for your client.

Frequently asked questions

How is an SBA loan payment calculated?

SBA loans are amortized like most term loans: the payment is based on the loan amount, interest rate and term. 7(a) loans typically run up to 10 years for working capital and equipment and up to 25 years when real estate is included, which is why SBA payments are often lower than other business loans.

How much is the SBA guaranty fee in 2027?

For loans that receive an SBA loan number on or after October 1, 2026 (fiscal year 2027), the upfront guaranty fee is charged on the guaranteed portion: 2% for loans of $150,000 or less, 3% for loans of $150,001 to $700,000, and for loans over $700,000, 3.5% of the guaranteed portion up to $1 million plus 3.75% of the guaranteed portion above $1 million. Loans with maturities of 12 months or less pay 0.25%. The fee is waived for manufacturers, food supply chain businesses and businesses in rural areas on loans of $700,000 or less, and SBA Express loans to veteran-owned businesses carry no upfront fee. The lender also pays SBA an annual service fee of 0.55% of the guaranteed balance.

How much of the loan does SBA guarantee?

SBA guarantees 85% of 7(a) loans of $150,000 or less and 75% of larger 7(a) loans. SBA Express loans carry a 50% guarantee. The guaranty fee is based on the guaranteed portion, not the full loan amount.

What are the SBA 504 fees for fiscal year 2027?

For 504 loans approved from October 1, 2026 through September 30, 2027, the upfront guaranty fee is 0.50% and the annual service fee is 0.203%. Manufacturers, food supply chain businesses and rural businesses qualify for a full waiver. CDC and closing costs are separate.

Can the SBA guaranty fee be financed?

In most cases the borrower can include the upfront guaranty fee in the loan amount instead of paying it in cash at closing. Ask the lender how it handles fees on your specific deal.
